Sultan Hamengkubawono X, the ruler of the UNESCO inscription royal city of Yogyakarta is looking to augment the city’s economy into higher value sectors using regeneration as a catalyst. Yogyakarta is renowned as a city of culture, focussed on fine arts and great temples as well as the Royal Palace and the iconic Malioboro Street. It also hosts major educational establishments such Gadjah Mada University, the country's largest institute of higher education and one of its most prestigious. 
 
The Sultan wants to improve connectivity between Yogyakarta and other major cities in Indonesia in addition to creating a low carbon public transit system within Yogyakarta city centre. PT Kereta Api Indonesia (PT KAI), the national rail company is interested in upgrading the main stations of Tugu, Lempuyangan Depot, and Pengok as well as providing additional services. These stations are strategically located only a short distance of Malioboro Street.
 
KAI selected us to create a strategic partnership for the Sultanate of Yogyakarta to develop Transit Oriented Developments (TODs) around the three stations, optimising economic, commercial, and social potential whilst respecting the historic city nearby. Our work outlined a strategy underpinning the collaboration, provided a governance framework, a roadmap for the partnership, and recommendations for the physical development of the selected stations. In later phases KAI in partnership with the Sultanate will integrate the TODs with surrounding land development, creating sustainable business opportunities.
